  2. Fixed itemized proposals. Every line is priced and committed before work begins. No vague allowances, no scope creep, no surprise change orders.
  3. Licensed, bonded, and insured in every market served. Verifiable credentials in every state the company works in. Pool work crosses many jurisdictions; license discipline matters.
  4. Engineering experience in the local climate and soil. Real understanding of frost line, expansive soils, hurricane wind load, salt air, and any other local building conditions that affect pool structure.
  5. Substantive warranty backed by company longevity. Multi-year warranty on structure and surface, plus equipment manufacturer warranties pass-through with installer responsibility.
  6. Ongoing maintenance relationship through the life of the pool. The company that builds the pool should also be available to service it. Build-and-vanish is a red flag.
  7. Verifiable portfolio across the project type you need. Portfolio showing the specific style, scale, and complexity you are planning, with reference clients available.
  8. Transparent communication and documentation. Permits filed, inspections passed, change orders documented, photo records kept, all available to the homeowner.
